Qu\u00e8 \u00e9s l’IBI?<\/h2>\n

L’impost sobre b\u00e9ns immobles<\/strong>, m\u00e9s conegut com a IBI, \u00e9s un tribut que obliga cada any als propietaris de tots els immobles a pagar per la seva possessi\u00f3. Afecta a tota mena de propietats, ja siguin habitatges, garatges, locals, etc. \u00c9s un impost d’\u00e0mbit municipal, per tant la quantitat a pagar dependr\u00e0 de l’Ajuntament de Barcelona. El tipus de gravamen pot oscil\u00b7lar entre en 0,4% i el 1,10% en immobles urbans i entre el 0,3% i el 0,9% en immobles r\u00fastics.<\/p>\n

El pagament d’aquest impost se sol realitzar durant els mesos d’octubre i novembre. En alguns casos, el pagament no queda molt clar i pot crear una certa confusi\u00f3 segons la situaci\u00f3 de l’habitatge. Per exemple, si l’habitatge est\u00e0 llogat el pagament li correspon al propietari. En canvi, si existeix un usdefruit de la propietat i aquesta persona est\u00e0 fent \u00fas i gaudi d’ella, li correspon a aquesta persona el pagament de l’IBI.<\/p>\n

Com es calcula l’IBI?<\/h2>\n

Per a saber l’import total de l’impost a pagar, has de tenir en compte els seg\u00fcents conceptes:<\/p>\n

Valor cadastral: \u00e9s el valor de l’immoble. El fixa l’administraci\u00f3 i es fixa d’acord amb una s\u00e8rie de par\u00e0metres inclosos en la descripci\u00f3 cadastral. Pots obtenir m\u00e9s informaci\u00f3 entrant en la p\u00e0gina web del Cadastre<\/a>.<\/p>\n

Tipus impositiu: es tracta d’un percentatge que estableix l’Ajuntament de cada regi\u00f3 en la seva ordenan\u00e7a fiscal. A Barcelona aquest 2020 ha baixat del 0,75% al 0,66%.<\/p>\n

Una vegada entesos aquests conceptes, la quota de l’IBI es calcula multiplicant el valor cadastral pel tipus impositiu.<\/p>\n
