De esta manera una oficina o un local comercial se podr\u00e1 convertir en una vivienda de forma totalmente legal despu\u00e9s de haber realizado las obras pertinentes y de haber formalizado un cambio de uso en el ayuntamiento de la ciudad.\r\n<h3>Presentar un proyecto de cambio de uso<\/h3>\r\n<blockquote>Antes de nada necesitaremos que un arquitecto redacte el proyecto de cambio de uso de local, mediante un documento que especifique los trabajos a realizar y d\u00f3nde quede claro que se van a cumplir todas las normativas de vivienda en vigor.<\/blockquote>\r\n<strong>Este proyecto debe contemplar el cumplimiento de las normativas de accesibilidad, prevenci\u00f3n de incendios y habitabilidad, adem\u00e1s de ciertas normativas que pueden ser distintas dependiendo de la ciudad y la Comunidad Aut\u00f3noma donde se presente el plan de cambio de uso.<\/strong>\r\n\r\nAntes de empezar a redactar el proyecto debemos <strong>asegurarnos de que el edificio donde pretendemos realizar el cambio de uso acepta m\u00e1s viviendas<\/strong> (por ejemplo en el caso de que los estatutos de la comunidad de vecinos lo impidan) o si en la zona existe alguna limitaci\u00f3n del mismo tipo. Una buena idea es consultar el plan de ordenamiento urban\u00edstico municipal de nuestra ciudad y hablar con el administrador o presidente del edificio.\r\n<h3>Requisitos para convertir nuestro local en vivienda<\/h3>\r\nComo hemos dicho anteriormente, los requisitos exactos <strong>variar\u00e1n un poco dependiendo de la ciudad y comunidad aut\u00f3noma d\u00f3nde pretendamos realizar el cambio de uso<\/strong>. Sin embargo, hay algunos aspectos b\u00e1sicos que no podemos ignorar a la hora de empezar con la redacci\u00f3n del proyecto.\r\n\r\nPor ejemplo ser\u00e1 imposible convertir a vivienda si:\r\n<ul>\r\n \t<li>No disponemos de un m\u00ednimo de fachada para la misma (el m\u00ednimo m\u00e1s com\u00fan es de 3 metros, pero puede variar)<\/li>\r\n \t<li>Que la altura del local sea igual o mayor a 2,5 metros (2,2 metros en algunas ciudades).<\/li>\r\n<\/ul>\r\nSi despu\u00e9s de comprobar toda la normativa vemos que nuestro local se ajusta a la misma de cara a un futuro cambio de uso, es bastante recomendable <strong>disponer tambi\u00e9n de un documento del Ayuntamiento donde se especifique exactamente eso<\/strong>.
