Davant d&#8217;aquest escenari hi ha diversos aspectes que has de tenir en compte, ja que el Govern ha posat en marxa <strong>una s\u00e8rie de mesures per, si cal, ajudar tant a arrendataris com a arrendadors durant l&#8217;estat d&#8217;alarma a fer front a les seves possibles despeses<\/strong>.<\/p>\n<p>Si es tracta entre particulars, el millor \u00e9s <strong>negociar entre vosaltres possibles solucions<\/strong> als problemes a l&#8217;hora de pagar la renda d&#8217;un pis o d&#8217;una casa llogats. Una d&#8217;elles pot ser la <strong>condonaci\u00f3 total o parcial del lloguer<\/strong> durant la durada de l&#8217;estat d&#8217;alarma, per\u00f2 aix\u00f2 no \u00e9s sempre possible, ja que l&#8217;arrendador d&#8217;una propietat tamb\u00e9 ha de fer front a despeses.<\/p>\n<h3>Ajornaments del lloguer<\/h3>\n<p>Si el teu arrendatari acredita que es troba en un estat de vulnerabilitat, <strong>pot sol\u00b7licitar-te l&#8217;ajornament temporal i extraordinari en el pagament de la renda<\/strong> durant la durada de l&#8217;estat d&#8217;alarma. Ho ha de fer en menys d&#8217;un mes despr\u00e9s de l&#8217;entrada en vigor de Reial Decret Llei 11\/2020, de 31 de mar\u00e7 i tu <strong>tens set dies laborables per contestar amb les condicions.<\/strong><\/p>\n<p>Aix\u00f2 <strong>nom\u00e9s es pot fer si el propietari \u00e9s un particular<\/strong>, per\u00f2 no si es tracta d&#8217;un gran propietari (com un fons d&#8217;inversi\u00f3). Si no arribeu a un acord d&#8217;ajornament, <strong>el llogater pot sol\u00b7licitar un microcr\u00e8dit per pagar-te fins a 6 mensualitats<\/strong>, de manera que tu seguir\u00e0s rebent la renda.<\/p>\n<h3>Pr\u00f2rrogues de contractes<\/h3>\n<p>Si el contracte de lloguer de la teva propietat acaba durant l&#8217;estat d&#8217;alarma o fins dos mesos despr\u00e9s, l&#8217;arrendatari pot sol\u00b7licitar-te una <strong>pr\u00f2rroga extraordin\u00e0ria de fins a sis mesos<\/strong>. Si no has arribat a cap altre acord amb els teus inquilins, has d&#8217;acceptar la sol\u00b7licitud i, durant aquest per\u00edode, <strong>no podr\u00e0s apujar el preu de la renda<\/strong>.<\/p>\n<h3>Desnonaments<\/h3>\n<p>Tamb\u00e9 has de saber que, si no et paguen la renda durant aquest per\u00edode, s&#8217;ha decretat la <strong>suspensi\u00f3, durant un m\u00e0xim de sis mesos despr\u00e9s de la finalitzaci\u00f3 de l&#8217;estat d&#8217;alarma, dels desnonaments<\/strong> per a inquilins en situaci\u00f3 acreditada de vulnerabilitat. Si es don\u00e9s el cas que tu tamb\u00e9, com a propietari, et trobessis en una situaci\u00f3 sobrevinguda de vulnerabilitat social o econ\u00f2mica, es ponderarien les dues situacions abans de la concessi\u00f3 de la suspensi\u00f3.<\/p>\n<h2>Com afecta el coronavirus a les hipoteques<\/h2>\n<p>Si es d\u00f3na el cas que siguis tu qui no pugui fer front a la hipoteca del teu habitatge habitual o d&#8217;una altra propietat que tinguis en lloguer, has de saber que tamb\u00e9 <strong>s&#8217;ha decretat la morat\u00f2ria del deute hipotecari<\/strong> sempre que s&#8217;acrediti la situaci\u00f3 de vulnerabilitat.<\/p>\n<h3>Morat\u00f2ria hipotec\u00e0ria pel coronavirus<\/h3>\n<p>Pots sol\u00b7licitar una morat\u00f2ria en cas de vulnerabilitat si compleixes les seg\u00fcents condicions:<\/p>\n<ul>\n<li>Estar <strong>en situaci\u00f3 d&#8217;atur<\/strong> o, en el cas de ser empresari o aut\u00f2nom, haver patit una <strong>caiguda en la teva facturaci\u00f3<\/strong> de, almenys, un 40%.<\/li>\n<li>Que el conjunt dels ingressos dels membres de la unitat familiar no superi, en el mes anterior a la sol\u00b7licitud de la morat\u00f2ria <strong>el l\u00edmit de tres vegades<\/strong> l&#8217;Indicador P\u00fablic de Renda d&#8217;Efectes M\u00faltiples mensual (<strong><span class=\"hiddenSpellError\">IPREM<\/span><\/strong>). Consulta els increments previstos d&#8217;aquest l\u00edmit en funci\u00f3 de la situaci\u00f3 familiar.<\/li>\n<li>Que la suma de les despeses de la hipoteca i les despeses de subministraments b\u00e0sics de l&#8217;habitatge habitual sigui <strong>igual o superior al 35% dels ingressos nets<\/strong> de la unitat familiar.<\/li>\n<li>Que la unitat familiar hagi sofert una <strong>alteraci\u00f3 significativa de les seves circumst\u00e0ncies econ\u00f2miques en termes d&#8217;esfor\u00e7 d&#8217;acc\u00e9s a l&#8217;habitatge<\/strong>, \u00e9s a dir, quan l&#8217;esfor\u00e7 que representi la suma de les quotes hipotec\u00e0ries dels b\u00e9ns immobles s&#8217;hagi multiplicat per almenys 1,3.<\/li>\n<\/ul>\n<h3>I si la hipoteca \u00e9s d&#8217;una propietat destinada al lloguer?<\/h3>\n<p>Si l<strong>a hipoteca pertany a un habitatge que tinguis en lloguer<\/strong> i no pots fer front al deute, tamb\u00e9 pots sol\u00b7licitar una morat\u00f2ria. Per a aix\u00f2, s&#8217;ha d&#8217;haver deixat de rebre la renda per part de l&#8217;inquil\u00ed durant l&#8217;estat d&#8217;alarma o fins un mes despr\u00e9s que aquest finalitzi.<\/p>\n<h3>Qu\u00e8 faig si estava pendent de signar una hipoteca o una compravenda<\/h3>\n<p>Durant l&#8217;estat d&#8217;alarma <strong>tant la signatura d&#8217;hipoteques com de compravendes s&#8217;est\u00e0 veient obstaculitzada<\/strong> per les mesures de limitaci\u00f3 de la mobilitat. Per exemple, els notaris nom\u00e9s formalitzen escriptures en casos d&#8217;urg\u00e8ncia.
