Aquest gran desconegut que est\u00e0 tan present en totes les vendes d&#8217;immobles que es realitzen a Espanya.<\/p>\n<p>\u00c9s un percentatge que es paga a l&#8217;ajuntament d&#8217;on es troba l&#8217;habitatge sobre la difer\u00e8ncia que hi ha entre el preu de venda respecte al valor pel qual es va comprar el b\u00e9 immoble.<\/p>\n<p>L&#8217;impost a pagar es realitza tenint en compte 2 factors:<\/p>\n<ol>\n<li><strong>El valor cadastral de l&#8217;immoble<\/strong>, \u00e9s a dir, el valor administratiu que el Cadastre assigna als habitatges, siguin de car\u00e0cter r\u00fastic o urb\u00e0.<\/li>\n<li><strong>La quantitat d&#8217;anys en qu\u00e8 l&#8217;habitatge ha estat de la teva propietat<\/strong><\/li>\n<\/ol>\n<p>En els casos en els quals no es produeixi un guany patrimonial perqu\u00e8 el valor no ha augmentat, no es pagar\u00e0 la plusv\u00e0lua; no obstant aix\u00f2 cal destacar que \u00e9s habitual que el valor cadastral del s\u00f2l augmenti constantment.<\/p>\n<h4>Qu\u00e8 necessites per a calcular la plusv\u00e0lua?<\/h4>\n<ul>\n<li><strong>Valor cadastral del s\u00f2l:<\/strong> Es troba a l&#8217;\u00faltim rebut de l&#8217;IBI o en el Cadastre.<\/li>\n<li><strong>Nombre d&#8217;anys en propietat<\/strong>: Des del dia en qu\u00e8 vas comprar el pis fins que es vengui.<\/li>\n<li><strong>Tipus de gravamen<\/strong>: Segons el municipi del teu habitatge. Cada ajuntament t\u00e9 la seva ordenan\u00e7a i podr\u00e0s consultar-la a la web o acudint en persona.<\/li>\n<li><strong>Coeficient d&#8217;increment o taxa de revaloraci\u00f3<\/strong>: Dep\u00e8n d&#8217;on es trobi la teva propietat. La comissi\u00f3 a pagar ser\u00e0 com a m\u00e0xim de l&#8217;1% sempre que no hagis acordat el contrari.<\/p>\n<p>A m\u00e9s, en funci\u00f3 de la data en la qual hagis sol\u00b7licitat el pr\u00e9stec, sigui amb una hipoteca de tipus fix o variable, tindr\u00e0s unes condicions o unes altres.<\/p>\n<p>Per a totes les<strong> hipoteques a partir del 9 de desembre de 2007<\/strong>, les entitats nom\u00e9s podran cobrar per la compensaci\u00f3 per desistiment. Pagament del certificat energ\u00e8tic<\/strong><\/span><\/h3>\n<p class=\"p1\">El certificat energ\u00e8tic \u00e9s un document que cont\u00e9 tota la informaci\u00f3 sobre les caracter\u00edstiques energ\u00e8tiques de l&#8217;habitatge i sol tenir un cost de 100 euros.<\/p>\n<p>Des de l&#8217;aprovaci\u00f3 del Re\u00efal decret 235\/2013 del 5 d&#8217;abril,<strong> \u00e9s obligatori que se certifiqui l&#8217;efici\u00e8ncia energ\u00e8tica\u00a0dels edificis\u00a0abans de signar el contracte de la venda del pis.<\/strong> Sense aquest certificat, el notari es veur\u00e0 obligat a rebutjar l&#8217;operaci\u00f3 i no podr\u00e0 donar vistiplau a la venda del pis.<\/p>\n<h3><span style=\"color: #ed6861;\"><strong><span style=\"font-size: 22px;\">4. Document que certifiqui que s&#8217; est\u00e0 al corrent als pagaments de comunitat\u00a0<\/span><\/strong><\/span><\/h3>\n<p class=\"p1\">Ja gaireb\u00e9 est\u00e0s, nom\u00e9s una \u00faltima cosa: abans de signar el contracte\u00a0davant notari,<strong> has d&#8217;assegurar-te que s&#8217;han realitzat els pagaments de la comunitat correctament<\/strong> i presentar un certificat que confirmi que s&#8217;han efectuat tots.
